How do I book a vacation rental with Victory Properties?

You book directly on this site: browse the homes, pick an available week on the listing, and complete the booking online. There is no third-party platform in between — Victory Properties manages every home in the collection itself. You pay an initial deposit at the time of booking to hold the week, sign the rental agreement, and the Victory team confirms the reservation. If you would rather talk it through first, you can call or text (609) 696-9700 and someone will walk you through the options.

Do you rent by the week or by the night?

Victory Properties rents by the week, and a full week is the standard booking. Weeks run Saturday-to-Saturday for most homes, with Friday turnover on some, and each listing shows its own available weeks with the exact check-in date. Some homes also release shorter, flexible stays outside peak weeks; when a home offers one, the listing shows the date range and the minimum number of nights.

What do I pay when I book?

At booking you pay an initial deposit made up of three things: a refundable security deposit, the home's cleaning fee, and tax and processing. The rental amount itself is not part of that first payment — it becomes the rental balance, due before you arrive. Every figure is itemized on the checkout screen and again on your emailed receipt, so you can see exactly what each dollar covers before you pay anything.

When is the rental balance due?

The rental balance is due before your arrival, and Victory Properties sends a reminder roughly 30 days beforehand with a link to pay online. For bookings made well ahead of the season, the balance can be split into scheduled installments instead of a single payment, with a reminder before each due date. You can pay the balance any time before it is due from your guest portal — there is no penalty for paying early.

What payment methods do you accept?

Victory Properties accepts credit and debit cards and direct bank transfers (ACH), processed securely through Stripe. Card payments on the rental balance carry a 3% processing surcharge; paying the balance by bank transfer avoids that surcharge entirely. The initial deposit carries no card surcharge. Card details are handled by Stripe and are never stored on Victory Properties servers.

What is your cancellation policy?

All cancellations forfeit the deposit. A refund is issued only if Victory Properties re-rents the property at the same rate. If re-rented at a lower rate, only the difference is refunded. Because shore weeks are booked far in advance and a cancelled week is difficult to re-rent late in the season, many guests choose to carry travel insurance. If your plans change, contact Victory Properties as early as possible — the earlier a week goes back on the market, the better the chance it re-rents.

Do I need to sign a rental agreement?

Yes. Every Victory Properties reservation includes a rental agreement covering the dates, the total due, house rules, and the cancellation terms. It is sent to you as a link you sign online — there is nothing to print, scan, or mail back. You can re-read the signed agreement at any time from your guest portal.

Your Stay

What time is check-in and check-out?

Check-in is at 4:00 PM and check-out is at 9:00 AM. The gap between the two is what gives the cleaning team time to fully turn the home over between guests, which is why it is held firmly on busy summer Saturdays. Your exact times are confirmed in your booking details and repeated in the check-in message you get before arrival.

What will you send me before I arrive?

Victory Properties sends four things before your stay: an emailed receipt as soon as your deposit clears, a booking confirmation once the week is finalized, a balance reminder roughly 30 days before arrival, and your check-in details — door code, parking, and Wi-Fi — about a week before you travel. On arrival day you also get a text with the practical details for getting into the home. Everything is available in your guest portal as well, so nothing depends on finding the right email.

Are linens and towels provided?

It depends on the home. Some Victory Properties homes include linens, and those list "Linens Provided" among their amenities on the listing page; for homes without it, guests bring their own bed linens and towels or arrange a rental. Check the amenities section of the specific listing before you travel, and if it is not clear, call or text (609) 696-9700 and the team will confirm for that exact home.

Are pets allowed?

Some homes consider pets and some do not — it is set by each individual homeowner, not by a blanket policy. Homes that will consider a pet are tagged "Pets Considered" in the amenities on their listing page. Because it is considered case by case rather than automatically approved, ask before you book rather than after: call or text (609) 696-9700 with the home and your pet's details and the Victory team will confirm with the owner.

Can I rent a golf cart, beach gear, or arrange a private chef?

Yes. Victory Properties arranges add-ons for your stay including golf carts, beach chairs and equipment, bikes, private chefs, and boat charters. You can request them from your guest portal once you have booked, and most guests set them up in the weeks before arrival so everything is waiting when they get in. Golf carts are handled through the Goat Golf Carts sister company.

Victory Properties is a family-run operation based in Avalon, not a call center in another state — the people who answer know the homes and can get someone out to you. Victory Properties manages 35 vacation homes in Avalon, Stone Harbor, The Wildwoods, and Sea Isle City, all on the South Jersey shore. Avalon currently has 19 homes listed; Stone Harbor currently has 5 homes listed; The Wildwoods currently has 8 homes listed; Sea Isle City currently has 3 homes listed. Every home is managed directly by the Victory team rather than through a third-party booking platform.

How big are the homes?

Victory Properties homes range from 2 to 8 bedrooms, with the largest sleeping up to 20 guests. The collection spans beachfront, beach-block, bayfront, and central-island locations, so the right home depends as much on how close you want to be to the water as on how many beds you need. Every listing states its bedroom count, bathroom count, and maximum occupancy.

How much does a week cost?

Weekly rates at Victory Properties start at $1,800 for the season currently on sale, and rise with home size, location, and how close the week falls to peak summer. Each listing shows its own per-week price for every available week, so you see the real rate for the exact week you are considering rather than an average. There is no separate booking or service fee beyond the cleaning fee and taxes shown at checkout.

What if the week I want is already booked?

Tell Victory Properties the dates you want anyway. Shore weeks book far in advance — many guests reserve a year ahead — so the team keeps a list of requested dates and reaches out when a week opens up through a cancellation or a new listing. On any fully-booked home's page you can request that home directly, and the site also shows similar homes with weeks still open in the same town.

Who is Victory Properties?

Victory Properties is a family-owned vacation rental company on the South Jersey shore, run by John DePedro since 2002 and based in Avalon, New Jersey. It manages 35 vacation homes across Avalon, Stone Harbor, The Wildwoods, and Sea Isle City, handling everything directly — bookings, cleaning, maintenance, and guest support — rather than listing through a third-party platform. Sister companies Victory Cleaning Co and Goat Golf Carts handle turnovers and cart rentals for the same homes.

Management covers marketing and photography, booking and payment handling, guest screening and communication, cleaning and turnover through Victory Cleaning Co, and maintenance coordination.
